This includes submission a Building Regulations Applications and working with the Local Authority for approval. Tendering your project to carefully chosen contractors to ensure you receive the most competitive rates for your project.
When it comes to making a lasting impression, it’s crucial to use the right contractor and team behind to you ensuring your project is realised with no issues, that is not always the case. This is why my clients expect of me, to not just provide the fee for the work written on a piece of paper and go home, I go above and beyond to ensure where issues arise, these are rectified and resolved as a matter of urgency. Contingency is key.
Offering of three levels of Building Survey in accordance with the requirements of the RICS.
Level 1 - Condition Survey
Basic Type of Survey which provides an overview of the property's condition and reports on significant issues, but does not go in to detail on remediation and costs.
(Typical Cost £500-£950)
Level 2 - Homebuyer/Home Condition Survey
This survey lists any significant defects that may affect the properties value and provides advice on repairs and ongoing maintenance. The survey will highlights defects including damp and subsidence and where additional investigations may be required by specialist surveyors or consultants and any works undertaken on the property that doesn't meet statutory authority requirements.
Level 3 - Building Survey
The most in-depth survey and provide comprehensive analysis of both the properties structure and condition, including intrusive inspections in lofts, under floorboards and list any defects and recommend repairs and maintenance or where required additional investigations that may be required by specialist surveyors or consultants. This survey may if required obtain project costs and timing for any repair work recommended within the report.
External Wall Systems Investigations
The DSC has teamed up with specialist façade expert in providing Investigations and Remediation Strategies on External Wall System. This assist Building Owners to meet their obligations as set out the Ministry of Housing, Communities and Local Government Guidance’s, where External Wall Systems of existing buildings only materials that are of limited combustibility (class A2 or higher) should have been used unless the system has achieved BR135 classification via a BS 8414 test. We look to assist Building Owner in identifying those and help in any remedial works required. Where remedial works are required, we can assist the typical design and scope of works for corrective actions, which can is used for the client to Tender the works. Where in Planning, Full technical design and scope of works, Building Regulations is required, we can help there too. Class 0 rating (for surface spread of flame) alone is not evidence a system is safe, and the most definite way to ensure safety is to remove unsafe materials.
The methodology of the investigations is carried in up to 5 Phases (some phases are in parts), and those are:
Phase 1 - Desk Top Review involving reviewing the Building of its existing operation and maintenance manuals and other documentation to assist.
Phase 2 (a) - Initial Site Visit This is to allow clients to determine construction arrangements, determine any initial product substitution, and prepare any enabling works necessary to complete the formal intrusive and intrusive investigations.
Phase 2 (b) - Investigations to determine the cladding as-built construction arrangements to safely and cost-effectively identify any product substitution. Within this to notify materials included and thicknesses with cavity depths in areas of inspections to inform of any future remedial works if required.
Phase 2 (c) - Assessment of Building Attachments to determine the construction and arrangements relating to any attachments on the Building.
Phase 3 (a) - Due Diligence Investigations and Reporting to provide clients with precise understanding of the external façade construction and fire safety arrangements (by certified Fire Engineer which will be arranged as part of this service where required) and to provide clarifications to determine the MHCLG advice and guidance is followed correctly.
Including the EWS1 forms, which the objective of EWS1 Form consistently intended for recording what assessment has been carried out for the external wall construction of residential apartment buildings where the highest floor is 18m or more above ground level or where specific concerns exist. It should not be used for other purposes.
Phase 3 (b) Remediation Strategy to provide clients, existing technical, and proposed technical details on a replacement compliant external wall system in a few critical areas based on the investigations. In addition, provide a Scope of works Specification for the External Wall System where remedial works are required.
Phase 4 – Statutory Requirements and Pre-Tender Information to provide clients with a precise understanding of the Statutory Requirements for any required remedial works that may be required as part of Phase 3 (a) and (b) and to assist the client with Technical design and Technical Scope of Works and Specification documentation for Tender.
Phase 5 – Site Audits and Inspection to provide peace of mind that where any remedial works are carried out through and Design and Build Contract via Principal Contractor, they will have a client representative inspecting the Contractors works and reporting back to the client via Site Audits and carrying out a sign off on completion, along with the Building Control. However, the Contractor will still be responsible under the Design and Building Contract to fulfil their duties. On Residential Buildings, an EWS1 Form will be completed on completion as part of this phase 5.
